Summer HVAC maintenance tips
Hvac preventive maintenance (PM) is one of the most important and most over looked tasked in residential homes. Only 1 in 5 ppl get proper maintenance done on their AC equipment. The average home spends about $2500/yr their energy bill. Your AC and heating bill makes up around 40% for most households...Preventive maintenance is just that. Maintenance that helps prevent costly repairs in the middle of the summer or winter. Having a PM done correctly on your ac or heating equipment will help catch any issues with your equipment before it’s goes down.

PM on hvac equipment may vary but the most task done on preventive maintenance are
Replace filters. Replacing filters will reduce dirt and debris. Dirt and debris in your filter can obstruct air flow, increasing the workload of your cooling system. By replacing the filter regularly, you can reduce wear and tear on your air conditioner while allowing the free movement of air for improved indoor comfort.
Checking amps on movable parts (ie motors and compressors)... The amperage (amps) of moveavle parts must be within manufacturers range +/- 10%.... A motor with high amps may cause parts to over heat and damage equipment..... Also making sure amps are within manufacturers range will help to get the units maximum efficiency
Cleaning condenser coils. Cleaning condenser coils (outside unit) is often overlooked. But its essential that condenser coils are cleaned at least once a year by certified technician. Cleaning coils can help units efficiency, improve indoor air quality and extend the life of your equipment. Not cleaning coils can increase energy consumption by 37%, it’ll reduce cooling capacity because compressor will work harder causing you to have to operate your ac system longer. Which in return will cause your electric bill to increase
Tighten all electrical connections. Over time due to heating or moving part. Electrical can become loose. It’s important to keep all electrical connections tight to reduce the chances of electrical shock, burned wires that over heated during loose connections, and over amping
Cleaning condensate drains and pans. It’s important to keep condensate lines and drains cleaned. When the unit is in A/C mode. Inside the evaporator box (indoor coil area” the air will be cold and the surrounding areas (outside of the unit) will be warmer. When this happens the cold air from inside the box with the warm air surrounding will form condensation. The condensation will drain out of the unit into a pump or natural drain outside. We want to make sure the pan and drains are cleaned so condensation doesn’t back up and begin to leak outside of the unit onto the floor
Check for refrigerant leaks. This need to be done by a certified technician. Will need to ensure refrigerant level are with manufacturers recommended level. Or unit WILL NOT PROPERLY OPERATE. All ac units take refrigerant. If levels are too high or too low the unit will not properly cool and or heat (if you have a heat pump)
